Pre-Sale Recommendations

Replace lattice with updated with more sophisticated version as shown below



This fence is just around the corner on Hilldale. Lattice is perfect in scale as it is more open. Looking for inspiration in the same neighborhood is always the way to go in Berkeley.

Cut a swoop out of the existing gate to provide for a more welcoming entrance.

After a second look, I think the fence and gate will look better painted. Even semi opaque paint stains are unreliable when going over weathered wood and you need to blend in the updated lattice. I recommend a color complimentary to the trim but deeper hued – Benjamin Moore Durango Ext Flat 2137-30



Fresh house numbers mounted on fence to the right of the gate. These 4″ floating numbers provide a custom look for $6.10 each from Authoritymailboxes.com.

Replace the entry sconce with something a bit more 11-12 inches and no exposed bulb. This option has the correct angles and finish at a great price. The exiting is wimpy but not bad (just a bad bulb) so it can be reused over the slider leading out to the deck.


Paint the dining room French doors in trim color. Get the color match done using Benjamin Moore exterior contractor grade. Contractor grade is a little duller and makes for a better match for touch-up’s around the home. Paining these doors will give them more of window look and not detract the Buyer’s eye from the front (should be focal point) door.

Repaint the front door a more modern color. I like Benjamin Moore Cottage Red Ex Gloss as it’s a right between the drab current color and what would be too bright of a red.


Baldwin $312.00 Home Depot

Replace door hardware. This option will help cover up former holes. I would not go cheaper than Baldwin…the quality of the front door handle sets the tone for what’s inside. Fortunately, there is plenty of great original hardware throughout the home. Original replacements for anything missing or broken can be found at Omega Salvage on San Pablo.


Think of the front garden as an outdoor room and stag as such. Plantings should be drought tolerant, mostly native species, and repeated on both sides of entry walk. Image show is representative of the vision for the front patio.

I recommend Ko Tanahashi (greencityeastbay@gmail.com) if you are not sure how to proceed or need help with landscape design. He books far out but has the right esthetic and will understand what needs to trimmed and what needs to be added. I recommend Ko for the citrus pruning in the rear garden.

I recommend using gold pathway fines (crushed limestone) from American Soil Products (510-292-3000) to dress the bed in front of the dining room. This will visually extend the patio into the planting area, make the area near the gate feel less cramped, and look great with the existing stone pavers.

Use Forest Floor Bark from American Soil Products to dress the opposite bed as well as rear garden beds. This mulch option doesn’t look beauty bark so it can be used blend in where needed.

Power wash all exterior hard surfaces.

INTERIOR:



Replace inappropriate lighting fixtures where needed. This goes a very long way with potential buyers because these details are an indication of how well the home has been maintained through the years. This is pair is $120.00 on eBay looks like they belong as they match the dining room fixture.


Plaster over fireplace tile to create amore traditional look. Those tiles might pop off and there is not hard in trying as they are going or going to be covered up either way and it may be easier to plaster over the rough surface underneath as well as making life a little easier for the buyer who may want to hang something above.



General replacement of worn and discolored items like this recessed cover are inexpensive clean-up’s and will help to make the home look well maintained.

Remove weird shelves and brackets throughout the home prior to painting. These sorts of things detract from the architecture.

The ceilings look pretty good throughout but I would freshen up the wall paint.

I love yellow but what’s there now is too yellow. Most redo’s I’m seeing now are really dull grays. I recommend Lancaster Whitewash because you won’t have to prime, the color isn’t objectionable, and it gives the stagers many more options.

I recommed color matching the white trim semi gloss paint. Again, get this in contractor grade as it will feather in better for touch-up’s as well as a quick coat on the ponywall caps.


After further thought, I recommend having a carpet cleaner bid out a good cleaning. There is a bad stain but they might be able to get that out. The carpet is otherwise in pretty good condition (not overly worn/doesn’t smell at all) and seems like good quaity.

If it must be replaced, go with a wool sisal or similar as pictured above. The Floor Store in Richmond often has remanents of expensive looking carpet

REAR GARDEN AND DECK :


Leave paved surfaces in place and create plating beds where the surfaces have failed dressed with mulch. The citrus needs to be pruned so the lower bedroom has a view of the beautiful and useable rear garden.



Recommend rebuilding rear deck to make safe and update the railing. Open railing as pictured here will help integrate the deck with the lower garden. This image is of a new listing at neighboring 879 Regal.

The objective in the rear garden would be to create as much living space as possible.

Does Curb Appeal Really Matter?

The short answer is yes. Most sellers have a limited budget for sprucing their curb appeal prior to listing their home are usually ill-equipped to make those important design decisions. Making the right choices will result in the home appealing to the largest number of prospective buyers.

One of my all-time favorite real estate stories involves an agent friend and one of her clients. She was so excited that her sellers agreed to have their house repainted. She returned two weeks later to find a 2-toned bright blue house that looked like a 7-11 Slurpee. The sellers always wanted a blue house.

Your home isn’t about what you like it comes time to sell.

Your Realtor should be able to give you a detailed list of what should be done (inside and out) to prepare your home for sale. Ask them to prioritize the list and get as much done as your time and money will allow. Follow the list and do exactly what is specified. It’s like recipe. Substituting salt for sugar doesn’t work. If a substitution must be made during the process, call your Realtor.

Landscape

  • Dress side garden and parking strip with a layer of new mulch (not bark) after weed removal and trimming.
  • Replant a mature shrub (or add new) to screen “dark hole” under porch .
  • I have not seen behind the fence (side or rear garden if these exist) but these areas would be very important to buyers. Beds should be weeded and get a layer of mulch. Any growth overhanging walkways should be pruned and/or pulled back.

Hardscape

  • Power wash entry walk and parking pad and driveway.
  • Ensure rubbish bins are located behind fence.
  • I have not seen behind the fence (side or rear garden if these exist) but these areas would be very important to buyers. Hard surfaces should be spray washed.
  • Ensure gates operate as smoothly as interior doors.

Front Entry

  • Eliminate door mat and install this runner on the front steps and across to the far entry wall. This will lighten and freshen up the space creating an entry room as well as eliminating the need to repaint. Chevron stipe leads guests to the door. This is important as buyers will approach the front door from the side.

  • Remove small flower boxes from the deck. These detract from the space and prevent prospective buyers from standing against the rail facing outward.

Weathered terracotta is more interesting and available at Omega Salvage (east side of San Pablo rear right corner of lot) or basic masonry pipe from the hardware store.

Selling Tips

  • Use bankers boxes to put stow items away. Filled bankers boxes neatly stacked in closets or the office or wherever looks tidy while hiding clutter.
  • Buyers WILL open top drawers in the bathrooms and kitchen. They are not being nosey…just kicking the tires. Buyers WILL NOT open lids off of banker’s boxes.
  • There are no odors in this home. That said, a light misting of Fabreeze over the sectional is advised IF you are concerned about it. Serious buyers will sit in that room, and other rooms, with their agent as they visualize living in the space.
  • The less buyers perceive “needs to be done” the more buyers better selling price. The touch ups and maintenance needed to prepare this home for the market are minimal.

Color Scheming

I love auctions but there also great online resources for on-of-a-kind pieces. Everything featured here is from One Kings Lane or 1st Dibs… two of my favorite virtual stores.

 

Think in terms of blending two colors being mindful of the hues. Use subtle hues on large furniture pieces and carpets. Then add in smaller pieces, pillows, and accessories in more intense hues.

Stay true to your two color scheme so mixing and matching various furniture styles is simple and provides for the ultimate ‘acquired over time’ look.

Finish off the space by dressing your windows (up or down) with complimentary window treatments.

Will we have to overpay?

Will we have to overpay?

You will have to pay more than anyone else is willing to pay at that moment in time. When in a multiple bidding situation, your Realtor won’t know the purchase price associated with the other offer(s) but they usually know approximately how many offers are expected.

Your Realtor will show you comparable sales and can find out how many offers those homes received.

Many factors go into determining an offer price. The biggest being how perfect the home is for and how long you intend to stay there. If your intent is to stay in the home for many years and are facing a multiple offer scenario don’t mess around. You are in competition and will lose out (over and over again) if you don’t put your best offer forward.

Buyers usually get nervous when making an offer in a competitive market. If a number of buyers want “your” house it will likely have the same appeal when you go to sell the home. Competition isn’t fun but it is not necessarily the worst thing either.

Sarah Style


Toronto based interior designer Sarah Richardson is best known for her HGTV design shows; Sarah’s House, Real Potential, Sarah 101, Sarah’s Cottage, and Design Inc.

I pre-ordered her latest book, Sarah Style, over the summer and finally received my copy in November!


Sarah Style is entertaining (written in “Sarah speak”) and, of course, filled with beautiful images of Sarah Richardson designs. I was pleased to see so many rooms featured in the book that had been created in conjunction with her television series.


Some of my favorite Sarah Richardson go-to’s include custom padded headboards, use of drapery in the bath, salvaged architectural elements, repurposed furniture, blending old with new, and gorgeous fabrics used as jumping off points.


Every Sarah Richardson design takes in to account material costs and working within a budget. Knowing where to splurge always results in a thought-filled and unique space.


This kitchen was created for a newly constructed home featured in Sarah’s House 4. I love how this kitchen flows between living spaces becoming a continuation of living space and not a glaring kitchen.


Sarah Style is a compilation of years upon years of successful design work and covers the fundamental elements of design as Sarah sees them. She shares tricks of the trade as well as so many tips from her extensive portfolio. Sarah’s passion for sharing and inspiring are written into every word…enjoy!
